Every day

Seroia

Seroia is the assistant for you and your team: it answers questions about your bookings, money and calendars, watches what you ask it to, proposes changes you approve, and works on WhatsApp too.

Ask a question

  1. 1Open "Seroia" in the sidebar and type in the box: "who checks in tomorrow", "how is October going", "what's booked next weekend at Unit 4". Up to 2,000 characters.
  2. 2It shows "Reading your units", then answers; "Read n things" above an answer opens what it read. "New chat" starts over.
  3. 3The conversation stays across reloads until a new chat; each person has their own.

Approve a change

It can propose a night's price, a minimum stay, closing, opening or blocking nights, or a listing change (a text, an amenity, the photos), and nothing changes until you approve. A proposal is a card: "Waiting for your OK" with the time left, then "Approve" or "Decline"; Approve sends a listing change to Airbnb. Unanswered for a day, it reads "Expired" and nothing changed.

It never sends a price under a unit's floor.

Watches

  1. 1Ask for one in the chat: "tell me when a unit has empty nights this weekend", "warn me when October falls behind $8,000", "remind me on Friday to send the statements".
  2. 2The kinds: "Empty nights", "Gap nights", "Monthly goal" (checked money only), "Reminder", and on units with dynamic pricing "Pace" and "At your floor". Each is checked once a day.
  3. 3The side panel "Watching" lists them, n of 20 (an owner has 5, one home each). Stop one with its X, or by asking. When one fires, you hear in the app, by email and on WhatsApp, with the unit's calendar one tap away.

What it remembers

The side panel "Remembers" holds what it should always know, up to 50 lines: "we close every unit on New Year's Eve", "Unit 12's owner stays in August". Type one in "Something it should always know" and press "Add", or ask it in the chat and approve the card. These are the team's: owners never see them.

On WhatsApp

  1. 1Open Settings, then "WhatsApp" (an owner's shows once their manager lets owners hear news). Type your number with the country code and press "Connect".
  2. 2We message that number. Reply to it with the 6-digit code shown on the screen, then press "I've replied". It then reads "Connected to phone".
  3. 3From then on your alerts come to your phone, you can ask Seroia the same questions by replying, and tap "Approve" on its proposals.
  4. 4Each person connects their own number. "Turn off" ends it.

Questions a month

The team shares 50 questions a month, or 300 once more than 5 units are live; the dashboard and WhatsApp count together, and the count starts again on the 1st. An owner has 20 of their own, apart from the team's. The counter shows once 10 are left.

What Hostomat does by itself

  • Answers read only your own account: an owner's answers read only their own homes.
  • A proposal expires after a day with nothing changed.
  • Watches are checked once a day, each unit on its own clock; email and WhatsApp go to the person who asked. One that fired stays quiet 6 days.

If it didn’t work

It says "That's this month's n questions".
They come back on the 1st. Anything waiting can still be approved, and the watches keep running.
The WhatsApp code didn't work.
Reply to our message with the six digits the screen shows; the message itself carries no code. No message came? Wait five minutes, then press "Send again".
It won't make a change.
A "Not made" card says why, like a price under the floor. A read-only account changes nothing until an admin sorts out billing, and an owner on Look only is offered no changes.

Still stuck? Write to hello@hostomat.io and a person answers.
