Every day

Calendar

One row per unit, one price per night for every channel. Change prices and rules, block nights, add a booking by hand, and switch dynamic pricing on.

Find your way around

Rows are units, columns are nights. Bookings are dark pills with the channel's logo and the guest's first name; a request is a dashed pill waiting for your answer; blocks are grey stripes with their reason; two stays on one night show red. The "?" in the toolbar explains every mark.

"Today" brings you back, the arrows move a week, "Jump to" picks a month. "Find a unit or owner" and "Filters" (bedrooms, channel, owners, units that need attention) narrow the rows; "Roomy" and "Compact" set the row size.

A unit's name (on a phone, its photo) opens its own calendar, month by month.

Change prices or rules on some nights

  1. 1Press a night and drag along the unit's row, or click one. Booked nights in between keep theirs.
  2. 2In the "Edit nights" panel, change "Price per night" with "Set to", "Change by %" or "Change by $". Under it: the price now and after, what each channel with a markup gets, and your floor.
  3. 3Under "Availability": the "Open for booking" switch closes or opens the nights, "Minimum stay" sets the fewest nights a stay must have, "No check-in on these days" and "No checkout on these days" set the arrival and departure rules.
  4. 4With more than 7 nights picked, "On these days" limits the change to some weekdays.
  5. 5Press "Save and send to channels". Only what you touched is saved.

Block nights

  1. 1Pick the nights and press "Block these nights instead".
  2. 2Choose why: "Owner stay", "Maintenance" or "Other", add a note for the team if you like, and press "Block nights". The nights close on every channel at once; a booked night can't be blocked.
  3. 3Click a block to change its nights or reason, or press "Remove the block", then "Open the nights": they open on every channel at their calendar prices.

Add a booking by hand

  1. 1Pick open nights and press "Add a booking".
  2. 2Type the guest's name (email and phone are optional), the adults and children, and what the guest pays for the stay and the cleaning. Left empty, money shows as not recorded, never as a guess.
  3. 3Press "Save the booking". The nights close on every channel, and it shows on Bookings as booked in Hostomat.

The floor, and what "held" means

A unit's floor is set on its listing page, under "Calendar defaults". Hostomat never sends a price under it, whoever sets the price: you, a teammate, dynamic pricing or Seroia. Typing a lower price shows a red box and greys out the save button.

The floor is the least a guest pays a night once Airbnb's discounts come off, so nights are held at the floor divided by what the unit's biggest discount (weekly, monthly, a set number of nights, early-bird or last-minute) leaves: a $300 floor with a 20% weekly discount holds nights at $375 or more, as the unit's own calendar says under "Prices".

With dynamic pricing on, a night that would have come out lower shows "Held at your floor" in its price breakdown.

Dynamic pricing

  1. 1On a computer, open the unit's own calendar and switch on "Dynamic pricing" in the right column. Only an admin turns it on, as it adds to the bill: $6 a unit a month, free for your first month. A unit needs a floor first.
  2. 2The strip above the all-units grid shows how many units are on and, on a wide screen, when it last priced and runs next. "Prices" and "Changes" switch what the nights show.
  3. 3Click a night dynamic pricing set to read "Why date is priced this way": the base price, each factor and what dynamic pricing asks.
  4. 4A price you set by hand always wins: dynamic pricing leaves that night alone.
  5. 5"Pricing settings" on the strip changes many units at once: which units, on or off, the style and far-out nights. A floor or base price changes one unit at a time.

What Hostomat does by itself

  • A save shows at once and reaches the channels within seconds: a clock on each night while it is sending, then a tick once it is taken.
  • A change not taken yet keeps its clock, and a notice says Hostomat keeps sending it. A refused one says "saved here, but the channel manager refused it", and its alert names the nights to set again.
  • Someone else's change appears without a reload, except for a read-only person. On the same nights the last save wins, and both are logged.
  • Dynamic pricing runs every hour on the units it is on for, never under the floor and never on a night priced by hand.

If it didn’t work

It says the unit "isn't live" or is "still being brought in".
A unit's calendar can change once its import has finished and it is live on a channel. Its listing page shows the import; if it stopped, an admin presses "Retry the import" under "Channels" there. Its stays can still be opened.
Save is greyed out with a red box about the floor.
The price would go under the unit's floor. Raise the price, or change the floor in the unit's "Calendar defaults".
A change didn't reach the channels.
Open Notifications: the alert names the unit, the nights and the reason. Set those nights again. Home counts it under "Is everything working" for a day.
I can't block nights or change prices.
A read-only person (who sees no prices or guest names) and an owner on "Look only" can look, not change. An unpaid account is read-only too: the banner above every page says why, and an admin's "Open billing" fixes it.
Dynamic pricing won't switch on.
Only an admin turns it on. No switch on the unit's calendar means it has no floor yet or isn't live: set the floor in its "Calendar defaults". Hostomat also needs the unit's location.
