Analytics and Opportunities

Money earned and expected, occupancy and the price per night booked, by channel, owner and unit, only from checked money. Opportunities runs the listing audit and lists what to fix.

The numbers

"What you keep", one figure per currency, split into earned (nights already stayed) and expected (nights still to come from confirmed bookings). Each booking's money is shared evenly over its nights.

Occupancy is nights booked divided by nights open. "Per night booked" includes cleaning fees, so it reads higher than the nightly price. Each figure's "?" says how it is worked out.

Breakdowns "By channel", "By owner" (with more than one owner) and "By unit".

Being checked

Only money checked against the channel's own record is counted. A banner says "The money for n nights is still being checked", and the tile "Money being checked" holds it until it matches.

Run the listing audit

  1. 1Open Opportunities. Under "Every unit" press "Run audit", or open a unit and press "Run it again". It compares photos, description, reviews and prices with the homes around, in a couple of minutes.
  2. 2Its fixes join "Fix first". Open one for "How to fix it", then "Mark done" or "Dismiss".
  3. 3"Ready to apply" holds the fixes Hostomat can make itself (title, description, cover photo, photo order): "Apply" saves it to Airbnb and shows what Airbnb kept. An amenity or pets has "Review it", to open the listing and set it.
  4. 4The audit runs only when someone presses it, 10 times a month. Owners read, mark and apply fixes but can't run it.

What Hostomat does by itself

  • Money being checked is held out, and a Booking.com commission it hasn't sent yet is estimated and marked "estimate".
  • A website booking counts under "Your website" at what the guest paid less Stripe's fee.

If it didn’t work

The month looks low.
Check "Money being checked": a new booking's money joins once it matches the channel's record.
The audit won't run.
The line above "Fix first" says why: it ran on this unit moments ago (wait ten minutes), or the month's 10 runs are used up. A read-only account starts none.
