PriceLabs alternatives for hosts with a few listings, September 2026

Five ways to price an Airbnb automatically, what each costs at one, three and five listings, and who each is for. We are on the list, and we say where we lose.

PriceLabs

The most complete engine on the list. Daily recalculation, dynamic minimum stays, more than thirty customizations, direct connections to Airbnb, Vrbo and Booking.com, and more than 160 PMS integrations. $19.99 per listing per month in the US, UK, Canada, Europe and Australia, sliding down from the second listing, with a 30-day trial and no card. For: hosts on several channels, or who want to write the rules themselves. Against: a learning curve reviewers put at weeks, and an interface built for people who run many properties. Our full comparison.

Beyond

A revenue-management suite that charges a percentage of bookings: 1% on Growth, 1.25% on Pro, which adds search-based pricing and custom comp sets. Daily price updates, minimum-stay and gap automation, a Health Score, a mobile app, direct channel connections and fifty PMSs. You start with a $50 credit. (Beyond, plans)

For: hosts who want the suite and search data, and who book little enough that 1% is small. Against: the bill grows with every good month, and reviewers mention support response times and daily-only updates. Our full comparison.

Wheelhouse

Fourteen settings with conservative and aggressive presets, pricing up to eighteen months out, minimum stays and check-in rules. Two ways to pay: 1% of revenue with a $2.99 per listing minimum, or $19.99 flat per listing. Airbnb direct; Vrbo and Booking.com only through a PMS. Comparable-listing sets cost $12.99 each on top. For: hosts who like the dials and want a percentage option. Against: seasons defined by whole months, and a setup some reviewers found confusing. Our full comparison.

Airbnb Smart Pricing

Free, inside Airbnb, with Airbnb's own search data. You set a minimum and a maximum. Discounts can take the guest's price below your minimum, custom prices override it, and Airbnb can pause it during emergencies. Hosts commonly report it settling low in peak weeks. (Airbnb Help, Smart Pricing)

For: a single listing in a stable market when you have no time and no budget. Against: no reasoning, no comps, a minimum that is not a floor. Our full comparison.

Hostomat

Built for one to seven listings on Airbnb. Three decisions to set up: who sets the base price, how hard to push for rate against occupancy, and your floor. Every night for the next year priced against the listings around you, re-priced every six hours, lifted within minutes when a booking lands, never below the floor, which our code enforces on every push. What they cost at one, three and five listings

Monthly, before tax, from the vendors' pages. Percentage plans assume each listing books $3,000 a month.

  • PriceLabs: about $20, $50 and $80. Their calculator slides the rate down with each listing.
  • Beyond: $30 to $37.50 per listing, so about $30, $100 and $170, rising with revenue.
  • Wheelhouse: $19.99 per listing flat, so $20, $60 and $100, or 1% of revenue at about the same money on $3,000 bookings.
  • Airbnb Smart Pricing: free.
  • Hostomat: $19, $57 and $95, and the first month of each listing is free.

How to choose

  • More than one channel? PriceLabs or Beyond. Wheelhouse if your PMS handles the other channels.
  • Want to set the rules yourself? PriceLabs or Wheelhouse.
  • Want the bill to stay flat in a great month? PriceLabs, Wheelhouse Flat, or Hostomat.
  • Want three decisions and a floor that holds? Hostomat.
  • No budget at all? Smart Pricing, with a minimum you chose, and check it in peak weeks.

Whichever you pick, run exactly one of them on a calendar. Two engines overwrite each other, and the last one to sync wins.
