Hostomat vs Airbnb Smart Pricing: what the free one does, and what it does not

Airbnb's Smart Pricing is free, it lives inside the calendar you already use, and it has Airbnb's own search data behind it, which nobody else has. Before you pay anyone for pricing, including us, you should know exactly what it does. This is what Airbnb says, what hosts say, and what changes when a separate engine takes over.

Airbnb's statements below are from its Help Center on September 8, 2026, linked. Host quotes are from Airbnb's own Community Center.

What Airbnb says it does

"Smart Pricing uses hundreds of factors about your listing and your area to adjust your nightly price based on demand." You set a minimum and a maximum, and you can turn it on or off for specific dates. Custom prices you type for a night override it. Weekly, monthly and trip-length discounts override it too, and if you want weekend pricing you have to turn it off. (Airbnb Help, Smart Pricing)

Two lines in that article matter more than the rest.

First: "If you add a discount, such as an early bird discount, to any nights, the price guests pay may go below the minimum Smart Pricing you set for those nights." Your minimum is a minimum for Smart Pricing, not for the price a guest pays.

Second: Airbnb "may temporarily turn off Smart Pricing to prevent extreme price changes" during events like emergencies. (Airbnb Help, price changes) It is Airbnb's tool, and Airbnb decides when it runs.

What hosts say it does

The most common complaint is direction. Hosts report it settling low, including in the weeks they expected to earn the most.

"I noticed it set my prices much lower than I was comfortable with, even during peak times." (Airbnb Community Center, November 2024)

"I initially used smart pricing but found it was out of whack with our peak season so price manually now." (same thread)

There is a counter-view in the same forums: some hosts keep it on for visibility and correct holidays by hand. Airbnb's own ranking page does not mention Smart Pricing at all. It says listings priced below comparable ones "tend to rank higher in search", and that ranking looks at total price. (Airbnb Help, search ranking) Price matters to rank. Whether Smart Pricing itself does, Airbnb does not say.

What a separate engine changes

Any engine, not only ours, changes four things.

• The floor becomes a floor. A good engine will not write below your minimum under any condition. Hostomat checks the floor in our own code on every push. It is not a setting the engine tries to honour. It is a line the write cannot cross.
• You can see why. Smart Pricing gives you a number. Hostomat shows the reasoning at the top of the page: the season, the day, how far out, what just booked around you, which listings it read.
• You can see the comps. Your price sits on a map of the listings it is priced against, and you can exclude one that does not belong.
• It reacts to your own calendar. When a night sells, the nights around it lift within minutes. Airbnb publishes no update frequency for Smart Pricing.

Where Smart Pricing is stronger

• It is free.
• It is inside Airbnb. Nothing to connect, nothing to trust with your account.
• It has Airbnb's search data. How many people are searching your area for a date is a signal only Airbnb has.

Where Hostomat is different

• The floor is a hard line, in our code.
• Every night is explained.
• The comps are on a map, and yours to exclude.
• Re-priced every six hours, and within minutes of a booking.
• The listing audit is included: photos, copy, amenities and reviews scored against the top earners near you, with the weak parts rewritten.
• It costs $19 per listing per month for up to five listings, with the first month free.

One thing before you connect anything

Turn Smart Pricing off first. Hospitable, which Airbnb tools connect through, says plainly that "you must disable Airbnb Smart Pricing before connecting a third-party automation tool." (Hospitable, on Smart Pricing) Two systems writing to one calendar will overwrite each other, and you will not know which price a guest saw.

Which one, then

If you have one listing, a stable market, and no time, Smart Pricing with a carefully chosen minimum is a reasonable place to start. Set the minimum as the least you would take, not the least Airbnb suggests.
