Airbnb Instant Book: the settings that make it safe
What Airbnb's own pages say Instant Book does for search, the guest requirements you can add, and when you can cancel one without a fee.
The Hostomat team
Most hosts who keep Instant Book off give the same reason: they want to see who is coming first. It is a fair instinct. It is also a choice with a price, and Airbnb has written down most of what that price is. Here is what its own pages say, read on 11 October 2026, and the three settings that let you turn it on without handing over the door.
What Instant Book does, in Airbnb's words
Airbnb's How Instant Book works page lists the benefits plainly. Guests can filter search to show only homes they can book instantly. Instant Book "positively affects your response rate", which can improve placement in search results. And it helps toward Superhost, which needs a 90% response rate.
The guest side, on Instant Book for guests and hosts: a guest with a completed account can book immediately for stays under 31 nights, with no extra fee. That filter is the quiet cost of keeping it off. A guest who ticks it never sees your listing at all, whatever your price, photos or reviews.
Request to Book is not free either. Airbnb's Resource Center page Understanding Instant Book says you need to accept, decline or message within 24 hours. Every request you sit on is a guest who may book the place down the street in the meantime.
The three settings that do the vetting for you
You do not have to choose between Instant Book and knowing who arrives. Airbnb's booking settings page gives you guest requirements, and they only exist once Instant Book is on.
- **Good track record.** Only guests who have completed a stay without incident or bad reviews can book instantly.
- **Pre-reservation message.** A preset message with your questions that the guest answers when booking. Ask what you would have asked in a request: who is coming, and why.
- **House rules.** Every guest must agree to them before booking. Write them as rules, short and specific, because they are also your grounds for cancelling later.
Everyone who does not meet your requirements can still send a request. You lose nothing there. You only stop making the good guests wait.
When you can cancel an Instant Book without a fee
This is the part most hosts never read, and it is the real safety net. Airbnb's page on cancelling without adverse consequences says Instant Book hosts may cancel for extra valid reasons, for example:
- The guest makes it clear they will likely break one of your house rules, like bringing a pet or smoking.
- The guest has several unfavorable reviews, or a lack of profile information that concerns you.
In most cases you can do it online. Sometimes you have to contact Airbnb, and you may be asked for documentation. Inside 24 hours of check-in the online option goes and you must contact them. Two warnings from the same page: cancel a large number of Instant Book reservations and you may be required to turn it off, and you can never cancel for a reason that breaks the nondiscrimination policy.
Now compare the cost of getting it wrong. The Host Cancellation Policy for homes, effective 9 October 2023, charges 10% of the reservation amount more than 30 days out, 25% between 48 hours and 30 days, and 50% of the nights not stayed inside 48 hours or after check-in. The minimum is $50, it comes out of your next payouts, and you do not get paid for the cancelled stay. So the rule is simple: read every Instant Book the day it lands, not the day before arrival. A doubt on day one is a free cancellation. The same doubt on the last day is a fee.
Three traps that come with it
**Late arrivals.** If a guest books within two days of check-in and wants to arrive outside your check-in window, Airbnb turns it into a request instead. You decide. Set your check-in window to the hours you can actually meet.
**Extensions.** A guest who booked instantly may add nights with instant confirmation, up to 72 hours before checkout according to the booking settings page. If the extra nights are open on your calendar, they are bookable at whatever price sits there. That is one more reason the price on every open night should be one you are happy to accept.
**Stale calendars.** Instant Book applies to every available date. If you sync with another site, Airbnb warns that double bookings can happen, and a double booking is a cancellation you are responsible for. Keep the calendar honest before you turn it on.

Where pricing fits
Instant Book changes who can book. It does not change what they pay. Once any qualifying guest can take a night without asking, the number on that night is the whole conversation, so it has to be right months ahead and right next Tuesday.
That is the part Hostomat does, and only that part. It prices every night up to 365 days ahead against comparable listings nearby, re-priced every day, never below the floor you set. When a booking lands it lifts the nights around it within minutes, and the co-host tells you about the booking on WhatsApp. It never touches Instant Book, guest requirements, availability or bookings. Those stay yours.
We are a young product and say so. If you want to see what your nights would cost with the reason written next to each one, the setup guide shows every screen. Connecting and the audit are free. Pricing is 14 days free with no card, then $19 per listing a month, less from the 6th.
