Airbnb checkout tasks: what you can ask, and what costs you

Airbnb's five checkout tasks, the fee rule hosts miss, and why a long list can get flagged. How to cut yours and move the work into your price.

The Hostomat team

Open your listing editor and read your checkout instructions the way a guest reads them at 9 a.m. with a car to pack. If the list runs past five lines, it is costing you something, and Airbnb has written down what.

This week screenshots of long European and Barcelona house-rule lists went around X: strip the beds, run the dishwasher on eco, sort the recycling or pay a fine. Most replies sided with the guest. That is the mood your list is read in. Here is what Airbnb's own pages say, read on 9 October 2026.

What Airbnb actually allows

Airbnb's Resource Center page A clear and simple checkout gives hosts five built-in tasks: gather used towels, throw trash away, turn things off, lock up, return keys. You can add details to each, and add requests specific to your home, like covering the grill.

The same page says it plainly: "Guests expect an easy checkout without any cleaning tasks." The checkout instructions help article adds that each task can carry up to 140 characters of detail, and that checkout instructions are visible to guests before they book. Your list is part of the listing. It is read while the guest is still comparing you with the place down the street.

The fee rule most hosts miss

Airbnb's ground rules for guests say cleaning fees cover standard cleaning between stays, "laundry, vacuuming, etc." Then the sentence that matters: hosts may not charge guest fees for failing to perform specific cleaning or checkout tasks. They may leave ratings and reviews based on cleanliness.

So the $50 "beds not stripped" line in your house rules is not a fee you can collect. It is a sentence that tells a guest you might try. Damage, missing items and genuinely excessive mess are a different matter and go through the Resolution Center. A dishwasher not run is not damage.

Where the list costs you

After checkout, guests rate your communication and can say what could have gone better. One of the options, per the Resource Center page, is "excessive checkout tasks". Airbnb says listings with repeated low ratings from unreasonable tasks may be removed.

That is the hard edge. The soft edge is earlier: a long list sits in front of every guest who is still deciding. You cannot see how many of them read it and booked somewhere else. Nobody can. That is exactly why it is worth cutting on suspicion.

Cut it in ten minutes

Do this tonight, for each listing:

  • Keep the five built-in tasks you actually need. Most homes need four: towels, trash, things off, lock up.
  • Use the 140 characters for where, not for how. "Towels in the bath tub. Keys on the hook by the door." Not a paragraph on technique.
  • Delete anything that is cleaning: stripping beds, dishes, vacuuming, wiping surfaces, laundry. That is your cleaner's job and your cleaning fee's job.
  • Delete every fine for a missed task. It cannot be charged and it reads badly.
  • Keep one home-specific request if it protects something real, like the grill cover or a hot tub lid.
  • Read the house rules too. A checkout list of four can sit beside house rules of thirty.

Airbnb sends guests a reminder with your checkout time and instructions at 5 p.m. local time the day before checkout, if they have the app and notifications on. You do not need a second reminder in the welcome book.

Put the work in the price, not the morning

If the list was long because turnovers are expensive, the fix is the number, not the guest. Since 15 September 2026 Airbnb takes a 15.5% host-only fee on the nightly price and the cleaning fee. A $100 night pays you $84.50. If stripping beds adds twenty minutes of your cleaner's time, cost that out and put it in the cleaning fee or the nightly price, then check what you keep after the fee. Our post on the cleaning fee under the 15.5% walks through that math.

What Hostomat does with this, and what it does not

Hostomat does not read or edit your checkout instructions or house rules. It only writes nightly prices. It never touches availability, bookings, guest messages or rules.

What it does help with is the price side of the fix. Hostomat prices every night up to 365 days ahead against the listings actually competing with yours, shows the reason in plain words, and shows each price as what you keep after Airbnb's fee. It never goes below the floor you set. The listing audit scores your photos, copy, amenities and reviews against the top-earning listings nearby and hands you a ranked fix list, free, no card.

It is a young product and works with Airbnb only, directly or through Hospitable. If your checkout list is the problem, the ten minutes above fix it without us.

Where this can go wrong

  • Cutting the list does not cut the cleaning. If your cleaner was relying on guests to strip beds, the turnover takes longer. Check the gap between checkout and check-in before you change anything.
  • Some homes have a real reason for a task: a septic system, a hot tub, a wood stove. Keep it, keep it short, and say why in one line. A reason reads very differently from an order.
  • "Excessive" is Airbnb's call, not yours. There is no published number of tasks that is safe. Five built-in options is the closest thing to a signal.
  • Raising the cleaning fee shows up in the total price a guest compares. Small moves, then watch your bookings for two weeks.

What to do tonight

Open each listing, cut checkout to four or five lines, delete every fine for a missed task, and move the real cost of the turnover into your price. If you want every night priced against your street with the reason written next to it, Hostomat is 14 days free with no card, then $19 a listing a month, less from the 6th. Setup takes about ten minutes, and the guide shows every screen.

14 days free. No card required.

Ten minutes from now, tonight is priced.
