Airbnb holiday minimum stays: set them before December

How to give Thanksgiving, Christmas and New Year their own minimum stay and check-in days on Airbnb, when to loosen them, and what Airbnb screens anyway.

The Hostomat team

Open your Airbnb calendar to the week of 24 December and tap the night of the 31st. Whatever minimum stay sits on it now came from your default trip length, which was set with an ordinary week in mind. Holiday weeks deserve their own rules, and the time to write them is before the first family books.

Why holiday weeks need their own minimum

A holiday week is worth more in the shape of its stays than in the price of one night. One short booking on 31 December can cut the week into pieces too short for the families looking at it.

An invented example. Your default is two nights. A guest books 30 and 31 December. The 27th to the 29th and the 1st to the 3rd are now three-night holes, and a family that wanted five nights over New Year books somewhere else. Nothing about your price caused that. Your trip length did.

This year the dates fall like this: Thanksgiving is Thursday 26 November, Christmas Day is a Friday, and New Year's Eve is a Thursday.

The three places Airbnb lets you set it

  • Your default trip length. Calendar, Availability, Trip length, as Help article 880 describes. You can also customize the minimum by check-in day, for example two nights for a Friday arrival and one for every other day. This applies to every date that has no rule of its own.
  • A rule-set on specific dates. A rule-set can carry trip length requirements and the days guests may check in and check out, and Airbnb says it overrides your other pricing and availability settings for the dates it covers (Help article 2061). You create it on desktop from a single listing calendar or the multi-calendar (Help article 2062).
  • Your availability settings. Advance notice, preparation time around each stay, and days when no guest may arrive or leave (Resource Center, Updating your availability, updated 14 July 2025).

Rule-sets need professional hosting tools turned on. Airbnb turns them on automatically for hosts with six or more listings, anyone else opts in, and they work on desktop only (Resource Center, Controlling your pricing, updated 8 August 2024).

A holiday rule-set you can copy

The numbers below are an invented example for a two-bed place in a city. Change them to fit your market.

  1. Thanksgiving. Wednesday 25 to Sunday 29 November: minimum three nights, no check-in on Thursday.
  2. Christmas. 21 to 27 December: minimum four nights, no check-in on 24 or 25 December.
  3. New Year. 28 December to 3 January: minimum three nights, no check-in on 31 December.

Give each rule-set its own color so you can see where it starts and stops. If a pricing tool already sets your nights, leave the price rules inside the rule-set empty. Two systems writing the same night is how a price surprises you.

Airbnb notes that trip lengths must follow local rules. Check yours before you lengthen anything.

New Year's Eve: Airbnb screens some bookings anyway

On 20 December 2025 Airbnb activated heightened anti-party technology for New Year's Eve across the US, Puerto Rico, Canada, the UK, France, Spain and Australia. Bookings it judges higher risk are blocked or redirected to a private room or a hotel. It said similar measures stopped over 20,000 people in the US from booking an entire home the year before (Airbnb Newsroom). It ran the same defenses over the July 4 weekend in 2026, the fifth year in a row (Airbnb Newsroom, 24 June 2026).

As of 7 October 2026 Airbnb has not announced its plans for this New Year's Eve, and a screen you do not control is not a calendar plan. Your own minimum and check-in rules are the part that is fully yours.

When to loosen it

A long minimum that is right in October is wrong on 20 December if the week is still half empty. Airbnb's own calendar shows a tip when your settings block dates, for example a five-night minimum with four free nights between two stays (Resource Center 708).

Look again two weeks before each holiday. If a rule-set is blocking a gap no stay can fill, shorten it on those nights. The one-night gap between two bookings is its own problem, with its own price.

What Hostomat does with any of this

Nothing to the rules, on purpose. Hostomat only writes nightly prices. Minimum stays, check-in rules, availability, bookings and guests are never touched, so your rule-sets stay exactly as you set them.

It prices the nights inside them: every night up to 365 days ahead, every day, against the listings actually competing with you, with nearby events priced in months ahead at a capped lift, and never under your floor. When a gap opens between two stays, you are told first. If anything on Airbnb changes a price after Hostomat set it, you are told about that too. More on how the pricing works.

It works with Airbnb only, connected directly or through Hospitable. No Vrbo, no Booking.com yet. It is a young product.

By hand, if you would rather

Make one rule-set per holiday tonight. Then, in a private browser window, try to book your own listing for one night on 31 December, the way a guest would. If the booking goes through, the rule is not where you think it is.

Where this can go wrong

A minimum that is too long leaves holiday nights empty, and an empty Christmas night earns nothing. Airbnb's pages also disagree on one point: Help article 2061 says Airbnb Smart Pricing overrides rule-sets and must be off for a rule-set to apply, while the Resource Center says a rule-set overrides Smart Pricing. Turn Airbnb Smart Pricing off and check the guest view. Menu names may also change between Airbnb releases.

Write the three rule-sets this week and put the two-week check in your diary. For a second look at the listing itself, the free listing audit needs no card. Pricing is 14 days free with no card. Start at hostomat.io/guide.
