Airbnb AI earnings summary for hosts with 5 listings

Airbnb's AI Top takeaway on Earnings reads occupancy, search clicks and payouts. Who gets it, what to check, and what it cannot do.

The Hostomat team

Open Airbnb, go to Today, open the menu, tap Earnings, then open Performance. Look for the line labelled Top takeaway. If you run five listings or fewer, that line is an AI summary of how your places are doing. Read it once this week before you change a price.

What Top takeaway actually is

Airbnb's Help Center describes Top takeaway as an AI-generated summary that interprets your earnings, occupancy rate and search performance (Help article 304, read 4 October 2026). A second Help page for professional hosting tools adds the details: the summary looks at risks, opportunities and recommendations, and it includes how often your listing appeared in search and how many people clicked it (Help article 2716, same day).

It sits under Performance, next to the ordinary Summary, the year-over-year Earnings comparison, and Earnings by listing. It is not a new payout report. It is a short reading of numbers you already have.

Airbnb's 30 September 2026 Fall update called the same idea "AI earnings dashboard insights": AI summaries of a host's performance, what is impacting it, and suggested actions without leaving the dashboard. The Help pages are the ones that pin the five-listing limit.

Who sees it, and who does not

Help article 2716 is plain: the AI Earnings summary is currently only available to hosts with five listings or less. Help article 304 repeats the same cap on Top takeaway.

If you do not see a Performance tab at all, Airbnb says you need to opt in to professional hosting tools first. The AI line does not appear until that tab does.

Hosts with six or more listings still get the rest of Earnings: Summary, comparison charts, upcoming and paid payouts, and monthly reports. They do not get this particular AI summary today. Do not wait for a sixth listing to "unlock" better advice. The five-listing cut is a product limit, not a reward.

The numbers under the summary

Under the same Earnings area, Airbnb defines a few fields that matter when you check the AI line against reality (Help 2716):

  • Average nightly revenue and total nightly revenue are amounts you received from a booking, including fees you charge, before Airbnb's service fee, taxes or other deductions.
  • Occupancy rate is nights booked divided by nights available, using up to 48 months of history and availability looking two years ahead.
  • Cancellation fees are what you keep when a guest cancels under the rules that apply.

Those definitions matter after the single 15.5% host service fee. A dashboard that talks about "revenue before the service fee" is not the same number as what lands in your bank. Open one recent reservation next to the summary and compare the line guests paid, the fee, and what you kept.

What to check this week

  1. Find Top takeaway. Earnings, then Performance. Confirm you have five listings or fewer, or note that the AI line is missing for that reason.
  2. Match the story to one reservation. Pick a stay that paid out last month. Check the service fee and net against what the summary claims about "earnings".
  3. Read search language carefully. If it mentions appearances in search or clicks, open your listing as a guest would and check photos, title, amenities and Instant Book settings. Search talk without a listing fix is noise.
  4. Treat Instant Book and amenity tips as homework, not gospel. Airbnb's own Fall copy uses examples like turning on Instant Book or adding missing amenities. Those are levers. They are not a promise that this weekend fills.
  5. Write down one change you will actually make. One amenity tick, one photo reorder, one floor check on a weak Saturday. Close the tab after that.

What Hostomat does with the same week

Hostomat runs a free listing audit against nearby top earners across photos, copy, amenities and reviews, ranks each gap by what it is worth, and gives you rewritten title and description text to paste into Airbnb. Nothing is applied for you. You copy and paste.

Separately, daily pricing sets every night up to 365 days ahead against the listings actually competing with you, never below the floor you set, with the reason written next to every price. It only writes nightly prices. Availability, bookings and guests are never touched. It works with Airbnb only, connected directly or through Hospitable. No Vrbo, no Booking.com yet. It is a young product.

The audit is a fix list. The earnings summary is a performance reading. Use both, and do not confuse them.

By hand, if you would rather

Once a month, export your Earnings report and open three columns: nights booked, average nightly revenue before the fee, and net after the fee. Put last year next to this year for the same month. Circle any month where booked nights rose and net per night fell, or the reverse. That gap is where a flat calendar or an unrepriced cleaning fee usually hides. Thirty minutes. No AI required.

Where this can go wrong

An AI summary that pushes Instant Book or a lower base price can be right for a quiet midweek and wrong for a festival Saturday. Airbnb's Smart Pricing and related tips have always leaned toward filling the calendar. Your floor is still your job.

The five-listing limit also means a co-host who manages eight places under one account will not see Top takeaway even if each owner only has two. Check the account that holds the listings, not the story you tell yourself about portfolio size.

Do not treat search-click language as a ranking guarantee. Clicks without bookings still leave a Tuesday empty.
