Airbnb top-rated guest discount: the 15% math

Airbnb's 15% for guests rated 4.8+ with three reviews, how it stacks with other discounts, and the payout math under the 15.5% fee.

The Hostomat team

Open Airbnb Pricing on a listing and find Top-rated guest discount. If it is off, you are leaving a search filter Airbnb is pushing this fall. If it is on, run the payout math before the next busy weekend. Fifteen percent off a strong guest is still fifteen percent off your night.

What the discount actually is

Airbnb's Fall host tools page describes a fixed offer: 15% off for guests rated 4.8 stars or above with at least three reviews, and it says the discount helps the listing show up in more searches (New tools to host smarter, not harder, published 30 September 2026, read 13 October 2026).

Airbnb also published pilot numbers from an experiment between 31 July and 30 August 2026 for bookings with check-in on or after 31 July. Hosts who offered similar discounts in that test earned 19% more and had 24% more nights booked on average, per Airbnb's modeled estimates. Those are Airbnb's figures for its own test, not a promise for your street.

You turn the discount on or off under Calendar, Pricing, with the other promotions (Help article 3421, read 13 October 2026). Airbnb decides which guests qualify. You do not hand-pick them.

How it stacks with everything else

Airbnb's discount list has two layers (Help article 3421):

  1. Only one of these applies per reservation: new listing promotion, custom promotion, length-of-stay (weekly or monthly), early-bird, or last-minute.
  2. The top-rated guest discount may combine with that one.

So a guest can get your monthly discount and the 15% top-rated cut on the same stay. They cannot get both early-bird and monthly. Airbnb's rule-set math applies nightly adjustments first, then length-of-stay, then early-bird or last-minute, and only the winning length-of-stay or timing discount survives when both qualify (Help article 2061, read 13 October 2026). The top-rated layer sits on top of that one winner, per Help 3421.

That stacking is what most hosts miss when they flip the switch for search visibility.

The payout math, with invented nights

Most hosts now pay a single 15.5% service fee out of payout on the nightly price and host fees (Help article 1857, read 13 October 2026).

Invented example: your night is $200 before discounts.

  • No discount: guest night $200, you keep $169.00 after 15.5%.
  • Top-rated only (15%): night becomes $170, you keep $143.65.
  • Weekly 10% wins, then top-rated 15%: night becomes $200 × 0.90 × 0.85 = $153.00, you keep $129.29.
  • Monthly 25% wins, then top-rated 15%: night becomes $200 × 0.75 × 0.85 = $127.50, you keep $107.74.

Same night, four keeps, depending on who books and which length-of-stay rule won.

If a selected-host offer is in your inbox, Airbnb Ireland UC is running a one-time €175 reward for keeping the Top-Rated Guests Discount on from 22 September through 17 November 2026 on an eligible listing (Help article 4259, read 13 October 2026). Only for hosts Airbnb selected who leave it on for the whole window. Turning it off mid-period kills eligibility.

Decide with a floor, not a vibe

  1. Write your worst stacked night. Base × (1 − length-of-stay or timing discount) × 0.85 for top-rated, then × 0.845 for the fee. If that number is below what you will accept, raise the base night, cut the other discount, or leave top-rated off on that listing.
  2. Check peak weekends separately. A Saturday that already sells at full price rarely needs a second 15%.
  3. Do not lean on Airbnb's pilot uplift alone. Test for two weeks, then read your own calendar and reviews.
  4. Keep Smart Pricing off if you use rule-sets. Airbnb says Smart Pricing overrides rule-sets (Help article 2061).

Paying 15% for a 4.8 guest with three reviews only makes sense when the stacked keep still clears your floor.

What Hostomat does with any of this

Nothing to the discount itself. Hostomat only writes nightly prices. It never touches Airbnb promotions, length-of-stay discounts, or the top-rated switch.

What it does change is the night the discount comes off. Hostomat prices every night up to 365 days ahead against the listings actually competing with you, every day, never under the floor you set, with the reason next to every price. Set that floor knowing a top-rated guest can still take 15% off after Hostomat writes the night. Connecting and the listing audit need no card. Pricing is opt-in per listing. More on how the pricing works. Length-of-stay math: Airbnb monthly discount: what a 28-night winter stay pays.

It works with Airbnb only, connected directly or through Hospitable. No Vrbo, no Booking.com yet. It is a young product.

By hand, if you would rather

Tonight: open one listing, Pricing, and note whether Top-rated guest discount is on. Run the four keeps above with your weekend and midweek averages. If the stacked keep clears your floor on nights you still need filled, leave it on for fourteen days. If peak Saturdays fall under the floor, raise those nights or turn the discount off.

Where this can go wrong

Leaving a fat monthly discount and top-rated both on through December without checking the stacked keep. Treating Airbnb's pilot figures as your market. Turning the discount off mid-incentive window if you were selected for the €175 offer. Assuming any pricing tool that only writes nights will block Airbnb's promotion layer. It will not.

Run the stacked night once, then decide with the floor in front of you. For a second look at the listing itself, the free listing audit needs no card. Pricing is 14 days free with no card. Start at hostomat.io/guide.
