Airbnb response rate: what counts in the 24-hour window
How Airbnb counts response rate over 30 days, what a late reply costs, the 90% Superhost bar, and a host method that keeps the window clean.
The Hostomat team
Open your Airbnb inbox and find the oldest unanswered guest thread. If anything in it is older than a day, that thread is already shaping the number guests and Airbnb both see as your response rate.
What Airbnb counts as a response
Airbnb's Resource Center defines response rate as the percentage of new messages from guests you have answered within 24 hours, measured over the past 30 days (Why it's so important to respond quickly to guests, updated 7 April 2026, read 12 October 2026).
That window is not only chat. Airbnb says it includes:
- Replying to a new inquiry from a guest
- Accepting, pre-approving, or declining a reservation request
Taking more than 24 hours lowers the rate and raises your average response time. Airbnb also says a good response rate can help a listing appear higher in guest searches. A short, on-time reply that answers the question, or a clear accept or decline, is what the metric wants. A useful reply that arrives late still costs the rate.
The 90% Superhost bar uses the same idea
Superhost status needs you to respond to 90% of new messages, and to accept or decline new reservation requests, within 24 hours (Help article 829, read 12 October 2026). Declining a request does not hurt Superhost status. The performance check looks at the past 12 months and runs every quarter.
Airbnb's Superhost Resource Center puts the same bar in plainer words: maintain a response rate of 90% or higher, defined as the percentage of new guest inquiries answered within 24 hours over the past 365 days (How to become a Superhost, updated 19 March 2025, read 12 October 2026).
So you live with two related clocks. The listing metric Airbnb describes for search is a rolling 30-day share of on-time replies. The Superhost bar is the same kind of on-time habit, scored across a year.
Instant Book helps the rate, it does not replace the inbox
Airbnb says Instant Book positively affects your response rate for the home, which can improve search placement, and that it can help you reach the 90% Superhost response requirement (Help article 1510, read 12 October 2026). Instant bookings that meet your settings confirm without a manual reply.
It is not a full substitute for the inbox. New inquiries still need a reply. Reservation requests that Instant Book does not cover still need an accept or a decline inside 24 hours. Keep Instant Book if it fits your house rules, and still treat every open thread as a rate event. For the Instant Book settings themselves, see Airbnb Instant Book: the settings that make it safe.
A method that keeps the 24-hour window clean
Do this once, then keep the habit for thirty days so the rolling metric can catch up.
- Turn every channel on. Airbnb's own hosts point to app, SMS and email alerts for new messages (Resource Center 374).
- Write five quick replies tonight. Parking, wifi, check-in steps, early check-in policy, and "I need to check that date."
- Triage by clock, not by feeling. Anything under 24 hours old comes first.
- Decide on requests the same day. Accept, pre-approve, or decline. Silence that expires is still a late response for the rate.
- Cover the hours you sleep. A co-host with inbox access, or Instant Book on clean dates while you handle exceptions, is how a single-host listing survives a night flight.
Invented example: you get twelve new guest messages and four reservation requests in thirty days. Eleven of the messages and all four requests get a reply inside 24 hours. One inquiry sits for 26 hours because the phone was on silent. That is fifteen of sixteen on time, about 94%. One more late week and you can fall under 90% for Superhost without feeling like you ignored anyone.
What Hostomat does with any of this
Nothing in the guest inbox, on purpose. Hostomat does not message guests. The co-host lives in the app and on WhatsApp for you only: it answers questions about your listings, prices and market in plain words, and every change comes back as Approve or Cancel.
It still frees the hours the inbox needs. Hostomat prices every night up to 365 days ahead against the listings actually competing with you, every day, never under your floor, with the reason next to every price. Connecting and the listing audit need no card. Pricing is opt-in per listing. More on how the pricing works.
It works with Airbnb only, connected directly or through Hospitable. No Vrbo, no Booking.com yet. It is a young product.

By hand, if you would rather
Tonight: open Notifications in the Airbnb app and confirm every alert for messages and reservation requests is on. Write the five quick replies. Tomorrow morning, clear every thread older than twelve hours before you touch pricing or photos. Repeat for a week. The 30-day rate only moves if the habit holds.
Where this can go wrong
A canned quick reply that does not answer the question still counts as a reply for the clock, and still costs you the booking if the guest needed a real answer. Turning Instant Book on with a calendar that is wrong protects the rate and creates a cancellation later. Handing the inbox to a co-host without a shared rule for declines can leave requests sitting until they expire.
Airbnb's pages also use slightly different windows for the same idea: 30 days for the rate Airbnb describes in the Resource Center, and 365 days for Superhost. Menu names can change between releases. Read your own Response rate and average response time on the listing.
Clear the open threads tonight, then keep the 24-hour rule for a month. For a second look at the listing itself, the free listing audit needs no card. Pricing is 14 days free with no card. Start at hostomat.io/guide.
