Airbnb last-minute settings: shorter stays and stepped discounts

Airbnb last-minute settings shorten stays inside two weeks and step discounts at 8 to 14, 2 to 7, and 0 to 1 days. How to set them without cutting peak nights.

The Hostomat team

Open your Airbnb calendar on a Saturday two weeks out that is still empty. Then open Pricing and Availability. Airbnb has been shipping a last-minute settings block that shortens stay rules and steps the discount as the night gets closer. It is not a single flat last-minute percentage, and it is easy to leave it on in a way that cuts nights you meant to keep.

What last-minute settings actually are

Airbnb's Review your price page (by Airbnb, 13 October 2026, read 16 October 2026) describes last-minute settings in two parts:

  • Allow shorter stays for unbooked nights within 2 weeks of check-in.
  • Gradually increase last-minute discounts for guests booking 8 to 14, 2 to 7, and 0 to 1 days before arrival.

The same page says those settings started rolling out in July 2026 and will be available to all hosts in the coming months. The right price for every season (by Airbnb, updated 2 September 2026, read 16 October 2026) names the same three discount windows and says you can apply Airbnb's suggestions or choose your own. That page dates the rollout from August. Treat both as the same product, still rolling out. If you do not see the block yet, keep checking Pricing and Availability on desktop.

This sits beside the older last-minute discount: a percentage off for bookings made anywhere from 1 to 28 days before check-in (5 ways to get last-minute bookings, by Airbnb, 16 April 2026, read 16 October 2026; Help article 3421, read 16 October 2026). The stepped windows are the newer shape. The flat 1 to 28 day discount is still listed on Review your price as its own offer.

Why the three windows matter

A single 20% last-minute discount treats day 14 and day 1 the same. The guest who books two weeks out is often still comparing. The guest who books the night before is filling a hole. Stepped windows keep a lighter cut early and a deeper cut only when the night is about to die.

Invented example, not a real listing. Your Saturday is listed at $220 host keep before any last-minute cut.

  • 8 to 14 days out: 5% off, about $209.
  • 2 to 7 days out: 12% off, about $194.
  • 0 to 1 days out: 20% off, about $176.

Those percentages are invented for the illustration. Airbnb will suggest its own numbers when the settings appear. The point is the shape: small, then medium, then deep, not one blunt cut from two weeks out.

Guests see a markdown in search when a last-minute discount is 10% or more off your 60-day median price, with the discounted price beside the crossed-out original (5 ways to get last-minute bookings). Under 10%, the discount can still apply without the same search callout.

Shorter stays inside two weeks

The other half of last-minute settings is availability, not price. Airbnb will let you allow shorter stays on unbooked nights within two weeks of check-in (Review your price; The right price for every season).

That is useful when a three-night default blocks a one-night Tuesday next to a booked weekend. It is dangerous when the same rule opens a one-night Saturday in December that you meant to keep for a longer holiday stay. Your default trip length and any holiday rule-sets still matter. Last-minute shorter stays are a near-term override for empty nights, not a reason to abandon Christmas and New Year minimums.

You can also change minimum nights by check-in day from Availability, Trip length, without waiting for the new block (5 ways to get last-minute bookings).

Smart Pricing and what else can block you

Airbnb's own last-minute booking guide says the classic last-minute discount is not available when Smart Pricing is on (5 ways to get last-minute bookings). Turn Smart Pricing off before you expect any last-minute discount UI to behave. Help article 3421 also says only one of the main home discount types (new listing, custom, length of stay, early bird, last-minute) may apply per reservation, while the top-rated guest discount may combine with those (Help article 3421).

Advance notice and preparation time still sit on Availability. If those are set high, a guest cannot book close in even when your last-minute discount looks generous. Shorten them only when you can turn the place over (5 ways to get last-minute bookings).

A ten-minute pass before empty weekends pile up

  1. Open Calendar, pick the listing, open Pricing. Look for last-minute settings or More discounts, Last-minute discounts.
  2. If Smart Pricing is on, turn it off first.
  3. Prefer three stepped windows over one flat cut from day 28. Keep the early window light.
  4. Open Availability. Check minimum nights, advance notice, and preparation time for the next two weeks.
  5. Leave holiday weeks alone. Do not let a last-minute shorter-stay rule punch a one-night hole into Thanksgiving, Christmas, or New Year.
  6. Compare empty near nights to similar listings on Airbnb's map before you deepen the 0 to 1 day cut.

What Hostomat does with any of this

Hostomat never writes availability, minimum stays, check-in rules, or Airbnb discount toggles.

What it does is price every night up to 365 days ahead against the listings actually competing with you, every day, never below the floor you set. Last-minute behaviour is a style at setup: Conservative discounts from 14 days out up to 20%, Balanced from 7 days up to 12%, Aggressive never discounts. If your calendar is booking ahead of its usual pace, the discount is held back. More on how the pricing works. The listing audit is free and needs no card.

The Hostomat notifications page with fixture data, not a real host. Hostomat never writes availability or Airbnb discount toggles.

It works with Airbnb only, connected directly or through Hospitable. It is a young product. Keep Airbnb's last-minute settings for stay length and stepped discounts. Use Hostomat when you want the nightly number re-read against the comps, with the reason next to every price.

Where this can go wrong

A deep cut from day 14 that sells a strong weekend cheap. Shorter stays that break a holiday week you meant to protect. Leaving Smart Pricing on so the last-minute discount never appears. Stacking weekly, monthly, and last-minute cuts under your true cost after the 15.5% host fee. Ignoring advance notice so the discount exists but nobody can book it.

Set the windows light early and deep only at the end. Keep peak nights under your own rules. Pricing on Hostomat is 14 days free with no card. Start at hostomat.io/guide.
