Airbnb extra guest fee and pet fee: what the group pays

How Airbnb's extra guest and pet fees work, who never pays them, why your one-guest preview is not what a family of six sees, and where to start the fee.

The Hostomat team

Open your Airbnb calendar, tap Pricing, then Fees, and read the extra guest fee and the pet fee. Then check how many guests your nightly price includes. That one setting decides what a family of six sees in search, and your own preview will not show it.

How the extra guest fee works

Airbnb's extra guest fee page (read 19 October 2026) is short. You choose the guest number after which the fee starts. Airbnb's own example: a listing set for 6 guests can charge for each guest after the second or third. You set one amount, and it applies to every guest above that number. You cannot charge different amounts by guest or by age.

Adults and children count. Infants do not, and never pay the fee. A new fee only applies to future reservations. If a guest wants to add people after booking, you send a trip change request, and the fee is added to the updated price once the count reaches your number.

Airbnb's pricing tools guide (updated 14 July 2025, read 19 October 2026) describes it as a nightly fee: let 6 guests stay at your nightly price, then charge, say, $10 a night for each guest above that, up to your maximum. The same guide warns that fees raise your total price and can discourage bookings.

Your preview shows one guest

Most hosts miss this. Airbnb's nightly price breakdown (read 19 October 2026) is calculated using the base price for one guest and one night. Cleaning and extra guest fees are not included in it. The number you check is the cheapest version of your listing.

Guests do not see that version. Since 21 April 2025 every guest sees the total price, including all fees before taxes, right in search results. Back in November 2022, Airbnb said search ranking would prioritize total price over nightly price for similar listings in the same area. Airbnb's fees page (read 19 October 2026) confirms the guest total includes your nightly price, any extra guest, pet or cleaning fees, Airbnb's service fees and taxes.

Take an invented two-bedroom that sleeps 6 at $180 a night, with a $20 fee after the second guest. A couple sees $180. A family of six entering their group size is comparing $260 a night, before cleaning and taxes, against the other two-bedrooms nearby. That gap is one settings field.

How the pet fee works

Airbnb's pet fee page (read 19 October 2026) gives you four shapes: a flat fee per booking, per night, per pet, or per pet per night. Guests say how many pets they bring, from 0 to 5. The fee shows up inside the nightly rate and in the total at checkout, not as a separate line. The hosting pets guide (updated 8 January 2025) says it is spread evenly across the nights of the stay.

Three limits matter. The pet fee cannot exceed your nightly base rate. Adding one switches a "No pets allowed" listing to "Pets allowed". And it should only cover the cleaning you expect after pets; unexpected damage goes through AirCover.

Who never pays it

Airbnb's Accessibility Policy (read 19 October 2026) is strict. A Service Animal is not a pet. A guest with one cannot be refused, charged a pet fee, or charged a cleaning fee for hair or dander, even if your house rules say no pets. Emotional Support Animals get the same protection where law or the policy requires it: homes in California and New York, and all reservations in Quebec and Ontario. Elsewhere, an Emotional Support Animal can be charged your normal pet fee.

For a Service Animal, plan the cleaning into your base, not into the dog.

What you actually keep

Fees are not free money. Airbnb's service fee page (read 19 October 2026) says most hosts on the single fee structure pay 15.5%. That fee is taken from the nightly price and the fees you charge, cleaning, pets and extra guests included. A $20 extra guest fee leaves you $16.90 before taxes. Price it for the real cost of the extra person: linens, utilities, wear. Our post on the cleaning fee under the 15.5% runs the same math for cleaning.

What Hostomat does here

Hostomat prices every night up to 365 days ahead against the listings actually competing with you, same bedroom count, never below the floor you set, with the reason next to every price. Prices are shown as what you keep after Airbnb's fee. It re-prices every day.

It only writes nightly prices. Your extra guest fee, pet fee and cleaning fee stay yours to set in Airbnb, and so does the guest count your price includes. It works with Airbnb only, connected directly or through Hospitable. No Vrbo, no Booking.com yet. It is a young product, and the setup guide shows the comparables before you switch anything on.

By hand, if you would rather

Open Fees on each listing. If most bookings are a family of four, start the fee after four, not after two. Price the extra guest fee at the real cost per person per night. Pick a pet fee shape that matches your cleaning: per booking for a light clean, per pet for a heavy one. Then search your own town as a family of six and compare the totals.

Where this can go wrong

Starting the fee at 2 on a place that sleeps 6. Reading the one-guest preview and thinking it is what everyone pays. Stacking a per-pet-per-night fee on a week-long stay. Charging, or refusing, a guest with a Service Animal.

Check your fees tonight. Start the fee after the group you actually host, price each fee for its real cost, and read your total the way a family does. Pricing on Hostomat is 14 days free with no card. Start at hostomat.io/guide.
