Airbnb availability window: how far ahead guests book
Airbnb lets hosts open 3, 6, 9, 12 or 24 months. How the window works, requests beyond it, and why far nights need a price before planners find you.
The Hostomat team
Open your Airbnb calendar, tap Availability settings, and read the availability window. If it still says three months, planners looking six or twelve months out never see you, and every night past that line is invisible in search.
What the availability window actually does
Airbnb's availability window help page (read 18 October 2026) is plain. You choose how far from today guests can book: 3, 6, 9, 12, or 24 months. If the window is three months, a guest can only book up to three months from today. Stretch it to twelve, and they can book up to a year ahead.
Nights open on their own so the window you picked stays filled. You do not have to walk the calendar forward by hand each morning. Nights you already marked open or blocked stay as you set them. The window does not undo a block you placed for your own trip or a date you do not want to host.
Airbnb's guest booking page (read 18 October 2026) says a guest can book up to two years ahead. That is the guest ceiling. Your listing only shows inside the window you chose.
How the calendar rolls forward
Airbnb's Perfecting peak season guide (updated 19 March 2025, read 18 October 2026) adds two facts hosts miss. Extending past the three-month minimum puts you in more search results, and often a shorter list, because fewer places are open that far out. And the calendar opens one day at a time. A twelve-month window means guests can book up to one year from today's date, not a fixed block that freezes on the day you set it.
So the far end of your calendar is always moving. Tonight a new night appears at the edge. If it still carries last year's flat price, the first guest who finds it gets that number.
Requests outside the window
If you use Instant Book, Airbnb lets you allow booking requests for dates beyond your availability window (read 18 October 2026). The guest cannot Instant Book those dates. They send a request. You have 24 hours to accept or decline. If you ignore it, the request expires, and Airbnb says that can affect your response rate.
Decline or let it expire, and the guest can still send another request for the same dates. If your window is already set to 24 months, the beyond-window option does not appear, because guests cannot book past two years on Airbnb anyway.
Treat that toggle as a second inbox. Turn it on only if you will answer the same day. Otherwise leave it off and open the window itself.
Prep time sits next to the window
The availability window is how far out guests can look. Separate settings decide how close in they can book, and how much gap you need between stays. Airbnb's preparation time page (read 18 October 2026) ties listing availability to the prep time you need between reservations. The Instant Book settings page groups advance notice and preparation time (read 18 October 2026) and says Airbnb will automatically block those days. Options listed there include same day with a cut-off, or at least 1, 2, 3, or 7 days.
Those blocks also decide whether you appear in search. The same page notes that advance notice, preparation time and similar requirements can keep a listing out of results when dates do not fit. A long prep gap and a short window compound: hard to book near-term, invisible far-term.
Price the nights before the window opens them
A twelve or twenty-four month window only helps if the nights that appear already carry a number a planner would pay. Far nights have almost no demand signal yet, so tools that only read pace tend to price them flat. Selling a Saturday six months out at a Tuesday number is a quiet loss.
Our post on pricing six months out walks through the early-booker premium. The short version: open the window to at least twelve months if you can host that far, price every Saturday that rolls into view on purpose, and lock festival and school-holiday weekends at a number you chose.

What Hostomat does with far nights
Hostomat prices every night up to 365 days ahead against the listings actually competing with you, never below the floor you set, with the reason written next to every price. Far-out nights get an early-booker premium tied to the style you picked at setup. A fresh booking lifts the nights around it within minutes. It re-prices every day.
It only writes nightly prices. Availability, minimum stays, check-in rules, bookings and guest messages are never touched. You still set the Airbnb availability window, prep time and advance notice yourself. Pricing is opt-in per listing. It works with Airbnb only, connected directly or through Hospitable. No Vrbo, no Booking.com yet. It is a young product.
The setup guide shows the comparables and the floor before you switch pricing on. Connecting and the listing audit need no card.
By hand, if you would rather
Once a quarter, open Availability settings. Set the window to 12 months if your market books that far, or 24 if ski, lake or festival guests book a year out. Keep beyond-window requests off unless you answer Messages the same day. Walk Fridays and Saturdays from month four to twelve so they sit above your weekday number, lock the peaks you know, and revisit prep time so a turnover gap is not silently blocking search. Thirty minutes, four times a year.
Where this can go wrong
Opening 24 months with flat prices on every far night. Turning on beyond-window requests and missing the 24-hour clock. Leaving the window at three months while you price a year of nights nobody can book. Setting a long prep time that hides you from short-notice search. Blocking nights by hand and forgetting the window will not reopen them.
Check the window tonight. Match it to how far you will host, put a real price on the nights that roll in, and leave beyond-window requests off unless you will answer them. Pricing on Hostomat is 14 days free with no card. Start at hostomat.io/guide.
