Turn off Smart Pricing before you turn on a pricing tool

You set a Friday at $180 before bed. In the morning it says $139. Nothing is broken. Two systems each believe they own that night, and each one is politely correcting the other.

How the fight actually plays out

A pricing tool writes your calendar on a schedule. Hostomat does it every day. Smart Pricing re-evaluates on its own clock and writes whatever it decides, inside the range you gave it. Neither knows the other exists. Airbnb accepts every write from both.

So the night flips. At 6am it is $180. By noon Smart Pricing has decided $139. The next run puts $180 back. Whoever wrote last is the price a guest sees, and across a week the lower number books more often, because low prices book. You end up with the tool's subscription fee and Smart Pricing's revenue.

The same thing happens, less dramatically, when a co-host edits nights directly on Airbnb while a tool is running. The tool is not wrong and the co-host is not wrong. There are just two hands on one wheel.

How to tell it is happening

Open your Airbnb calendar next to your pricing tool's calendar page and look at open nights only. Booked nights do not move, so they tell you nothing.

If a handful of nights differ by a dollar or two, that is rounding. If dozens of open nights differ, and almost all of them are lower on Airbnb than in the tool, that is Smart Pricing. The pattern is the tell: many nights, one direction.

What Hostomat does about it

Every run, Hostomat compares two numbers for each open night: the price it last set, from its own record, and the price Airbnb's calendar shows now. If they differ by 3% or more, it counts the night as moved from outside.

If any nights moved, you get one notification, not one per run, and at most one a week while it goes on: "Prices changed outside Hostomat", with the count and one example, along the lines of "we set $180 for Oct 3, it now shows $139". The message says the honest thing: if you changed them yourself, all good. If not, Smart Pricing is probably overriding the tool, and here is where to turn it off.

Locked nights go through the same check. A night you locked at a price and then found moved is exactly as suspicious as one the engine set. Booked and blocked nights are skipped, because nothing can move them and nothing about them is yours to act on.

Turn it off, in this order

1. Airbnb first. Calendar, choose the listing, Price settings, and under Base price, Smart Pricing. Toggle it off and save. Airbnb notes that this does not touch pending or confirmed reservations, so nothing already booked changes.
2. Then the floor. Set the minimum you would rather leave a night empty than go below. If you are not sure what that number is, read what minimum price to set on Airbnb before you type one.
3. Then the tool. Turn on pricing, and let it write once.
4. Twenty-four hours later, look. Open nights on Airbnb should now match the tool to the dollar. If they still drift, something else is writing: a second tool, a channel manager rule, or a person.

Doing these in a different order works less well than you would hope. A tool switched on under a live Smart Pricing spends its first day losing an argument you could have ended with one toggle.

The one case where you keep it on

If you are not going to run a tool and not going to price by hand every week, Smart Pricing is better than a single flat price left alone for a year. It is free and it moves. Just know that it tends to sit near the minimum you gave it, and set that minimum as a real cost rather than a wish.

If you are going to use anything else, turn it off first. Two engines on one calendar is not twice the pricing. It is a coin toss, weighted toward the cheaper one.
